Q. Do ARK offer a free, no obligation quotation?
A. We offer a free, no pressure, no obligation quote at a time convenient to you, in the comfort of your own home, where we will sit down with you and discuss the required works. If you require a quote for a property that you are considering purchasing, our quotation service is chargeable at a fixed cost.
Q. What is the difference between an ARK quote and an estimate?
A. Where the design and full parameters are clear a detailed quotation can be provided, with options where required, for your consideration. Where information is limited or requires further investigation, or detailed design, we can offer an estimate based upon our experience.
Q. How much will it cost to build my project and is it cheaper to demolish and start again?
A. ARK Nexus are professional property investors and in some cases, you might get better value by simply knocking the existing property down and starting again. We work with expert architects and designers that can advise if this might be the case in your area.
The average cost for a new build in Hampshire and Dorset is approximately £1200 to £2000 per square metre, depending upon scale and quality of finish from standard to excellent.
Q. Are your fees based on a ‘day rate’ basis?
A. No, most of the projects that we work on are priced according to the scale, expected duration and complexity of the project and are not based on ‘day rate’ fees. We use the experience of our team to offer a fixed price for the project.
Some project options are better suited to a day rate due to the type of job that they are, such as projects where the duration or complexity is unknown. Day rates may be provided as an indication of how much unforeseen additional works may cost.
Q. Do ARK charge for design work?
A. We may produce an initial sketch to show our proposals as part of our bid for your project. However, behind every successful project is a detailed design pack. This takes time and care to prepare to building regulation standard. The design cost is built into our overall proposal and will be itemised so that it is clear what you are paying for. If you have employed an architect to design your initial scheme, we can either work together, or propose where we will pick up design responsibility from.
Q. What design and build services do ARK offer?
A. We help our clients with the design, planning and construction of buildings. Some typical examples of projects that we undertake include; new homes, home extensions, loft conversions and garden summerhouses or home offices. We provide a unified flow of work from the initial idea, through to planning and local authority consents and then on to construction and project delivery, ensuring that your project is delivered to the highest possible standard.
Q. How long should I expect my project to take?
A. The timeline for every project will vary according to the individual complexity and scale involved. At the beginning of a project we will issue a project plan which is easy to understand. This will estimate the time that will be required to complete your project.
Q. How quickly can ARK Start Work on My Project?
A. Typically, Ark Design and Build can arrange for our contractors to be on site within 14-21 days. This is however, dependent on a variety of other factors such as your stage in the planning / building control process for your project local authority permissions and availability of materials.
Q. Will you source all required materials for our project and provide a project manager to oversee all works?
A. We take your ideas and turn it into something real, from the planning stage right up to construction and beyond, with our aftercare team. We provide all the materials.
Project Management is a skill and we offer a seamless service from the beginning to the end, managing all deliveries and contractors to ensure a high quality and on time build. We can deploy a site manager, or site team managers depending upon the scale of your project, all supported by the project manager.

Its vital that you, the client are clear about what it is you want from your space and what your intentions are from the outset.
